Just Listed in the Poconos: New Construction Modern House in Greentown
Perched on a hill with a great view of Lake Wallenpaupack, this striking house awaits your input to become a reality.
I imagine that some of you reading this feature have gone looking at Poconos real estate listings in search of that perfect second home, only to end your search disappointed.
You shouldn’t be disappointed today, however, for you will have the chance to make this Greentown custom modern house for sale the home of your dreams.
That’s because it hasn’t been built yet.
This house will have heads turning the moment it’s completed, for while it echoes the contemporary style of so many Poconos houses, it takes that modernist aesthetic to the next level.
Listing agent Eric Erhardt of Davis R. Chant Realtors’ Hawley office notes that while this is true, it also departs significantly from the Poconos aesthetic. “It’s more like something you would see in the Rockies,” he says.
And he says this was to be expected, given the owner of the lot.
“Justin Genzlinger is always on the cutting edge of anything that is up and coming in building design,” he says.
Genzlinger is the owner and CEO of Settlers Hospitality Group, the Poconos’ homegrown lodging and restaurant chain. While Settlers is known for operating restaurants, hotels and rental properties, it also does real estate development on the side, this property being an example.
Genzlinger worked with an architect to produce the design you see in these renderings, and he will work with you to have this house built to your specifications.
Of course, like any Poconos house with a fantastic view, the house is sited to take advantage of it. Its two levels face Lake Wallenpaupack, while its rear faces the uphill side of its sloping lot.
This rendering of the rear does not show the amenities that can come with this house, including a patio in front of the main entrance and an in-ground pool. The site plan also calls for a detached garage in the backyard.
The open-plan main floor features huge floor-to-ceiling windows that look out on the front deck and the lake. A full-height stone fireplace serves as a second focal point for the living-dining room.
The kitchen can be customized to suit your desires. Natural wood cabinets? Those will work. Black lacquer? White matte finish? The choice is yours, and you can also discuss the appliances you want to equip it. The kitchen also has a large pantry. A powder room for your guests is also located behind it.
Below all this is a walkout basement family room with large doors that open onto a patio. Chances are that you can turn the stone accent wall into a second fireplace. You will also find a second powder room here.
The design splits the house into two wings connected by a hallway. The five bedrooms are in the west wing. Both of the upper-level bedrooms have decks and en-suite baths. The primary bedroom, shown in this rendering, has a large walk-in closet and a large bathroom that you can make as luxurious as you want.
The three lower-level bedrooms also have en-suite baths and walkout patios. This is what you will see from all the decks and patios:
You may want to remove a few trees to see more of the lake. Since this house sits on a 5.5-acre lot, you will be able to replace them with trees elsewhere on your property.
Another nice thing about this Greentown custom modern house for sale: It’s not located in one of those gated communities, so it has no property owners association fees or club dues. Yet you will be able to enjoy boating on Lake Wallenpaupack, as Settlers has obtained a boat slip at nearby Lighthouse Harbor Marina to come with this property.
Of course, all this comes with a price. And this price may take your breath away, given what Poconos houses often sell for. But, as Erhardt points out, you are not buying a typical Poconos house here. And these days, choice lakefront properties command even higher prices.
And, as they say, you get what you pay for. Here, you are paying for a truly standout property with a cutting-edge design in a prime location overlooking Lake Wallenpaupack.
