What $500K Will Buy You in Dresher
We’re not sure if this is fallout from the current superheated real estate market, but we’ve noticed that there are slim pickings at our middle-of-the-market price point almost anywhere we look outside the city of late.
Communities where we’d expect to find several houses priced in the vicinity of $500,000 have none, and none seem to have them in abundance.
Dresher, near Fort Washington in Montgomery County’s Upper Dublin Township, is a case in point. You can find nearly three dozen homes in the $500,000 to $1 million range, including a passel of new homes near the community’s northern tip, but the homes selling around $500K number exactly five.
The three we chose to feature vary in style and floor plans, but they all share four things in common. All of them are spacious. All of them are in great shape. All of them have fireplaces as a central design feature. And all of them have spacious rear decks where you can relax or entertain outdoors.
1470 Mundock Rd. (above) | 4 beds, 2 full, 1 half baths, 3,182 square feet, $519,900*
The agent listing this home has a direct link to this home’s builder, Sal Paone, on her website, and if this is a typical example of what Paone builds, we can understand why: This contemporary home is set on a lushly wooded lot and has a ton of style. A high-ceilinged foyer is crossed by a bridge that carries the second-floor hallway over it and separates it from the dramatic great room and its floor-to-ceiling stone fireplace. The warm wood cabinets, bookshelves, railings and window casings throughout the home offer not-so-subtle reminders of what lies beyond those windows, and the spacious tiered rear deck with hot tub lets you experience those woods up close. Far from sterile, this modern home is warm and inviting.
*The home is listed at $569,900 on the agent’s website, a reduction of $30,000 from its original sale price of $599,900. Its listing on the TREND MLS has the sale price above and states that its price was reduced by another $50,000 on Aug. 16. Contact the agent to confirm the current asking price.

1421 Southwind Way | 5 beds, 3 full, 1 half baths, 3,552 square feet, $499,000
This mock-Tudor split-level’s fireplace is the central feature of the stone wall at one end of the cozy family room. Just beyond that family room is the lower level of a split-level deck with plenty of space for outdoor entertaining. A formal living room, a dining room and a kitchen that’s a vision in white round out the home’s main living spaces. The master suite has an updated bathroom with dual vanities, and there’s an in-law suite in the basement as well. A wooded back yard envelops the deck, and large windows let the sun shine in abundantly.
This home’s sale price was reduced by $15,900 on Aug. 19.

1460 Candlebrook Dr. | 4 beds, 2 full, 1 half baths, 2,946 square feet, $519,900
This traditional home’s fireplace is a brick-faced beauty with a raised hearth — again, the focal point of its great room. It too has a large rear deck — and a patio next to it as well. Distinctive features and amenities include a beamed ceiling in the family room, a greenhouse window in the kitchen and a bay window in its breakfast room, and a warm-hued master bathroom with a vaulted ceiling, a marble-faced eight-jet whirlpool tub and a stall shower with steam unit. The great room, formal dining room and deck taken together make a great combination for indoor/outdoor entertaining.
