15 Super Luxe Townhomes to Replace Surface Parking Lot in Old City
It looks like another surface parking lot in a prime location is about to bite the dust. The Quality Park located at 130 South Front Street in Old City is now listed as closed and permits show that a residential development is planned for the space.
U.S. Construction, the development firm behind some major residential plans in Northern Liberties and the Bridgeview luxury rentals on Columbus Boulevard, is heading up the development of the lot at Front and Sansom Walk. John Farina, developer/builder of U.S. Construction, tells us that they are seeking to construct 15 uber-luxury townhomes on the site in a project called “The Adagio.”
Farina said these will be “super large homes” designed by JKR Partners and will likely be in the $2 million, 5,000-square-foot range. Each one will feature a 2-car garage, roof decks with views of Penn’s Landing and a 6-stop elevator. “These are one-of-a-kind type homes,” said Farina. Mike Izzo, director of marketing with JKR Partners, mentioned that the level of finishes and amenities–like a 6-stop elevator–had typically been reserved for homes on Delancey Street.
This is a separate project from the four unit construction on the side of the lot that faces Hancock Street.
There has been a recent run of development news on Center City surface lots. The tower project at the huge EZ Park lot at 1213 Walnut Street is poised for a revival and Parkway has joined forces with Roseland for a 32-story tower proposal at 709 Chestnut Street. We haven’t even mentioned the W Hotel project, which has been humming along at the former parking lot at 15th and Chestnut next to the Ritz.
