Morning Headlines: Dranoff to Open Hotel/Condo at Broad and Spruce
Yesterday Hidden City broke the news that developer Carl Dranoff has a new project planned: Avenue Place, a 40-story mixed-use hotel-condo tower on the corner of Broad and Spruce. Hidden City’s Bradley Maule suggests that both the building that once held Utrecht Art Supplies and Philadelphia International Records (301-309 S. Broad) may be demolished as well as the building across Cypress Street (311 S. Broad).
The preliminary design for the building is by Kohn Pedersen Fox, an international firm with strong ties to Philadelphia (Mellon Bank Center, One and Two Logan Square; Four Seasons Hotel; 6 and 8 Penn Center; the US Airways International Terminal, etc.), which would be part of a small chain of luxury boutique hotels, SLS. It would be developed in partnership with Kenny Gamble, Maule says, and would be the tallest building on South Broad.
